• New Business
  • What the HOA is for
    • Own ½ the lake, insurance for lake, landscaping for common areas, entry way, flags, software for dues
    • We do not: Control neighborhood concerns: house colors, length of laws, cars in the street, etc.
  • What the HOA does
    • Unpaid volunteers
    • Answer basic questions, send title companies required information when buying/selling homes, basic accounting and invoicing
  • Discuss Budget
    • Budget slightly higher 2023 due to increased Legal Fees to re-write bylaws
    • HOA Budget – $150/per home per year x 148 homes = $22,200
    • 2023 Budget = $23,832
  • Discuss By-Law Changes
    • Removing builder by-law information – irrelevant
    • Increasing Capital Contribution to $850 + initial year $150 = $1000
    • Need 51% Homeowner approval to pass bylaws
    • Will take at least a month to vote
  • New Collection Policy
    • A few severely delinquent accounts
    • Problems with payments – keep us informed.
