MEETING MINUTES
Meeting date: March 26, 2022

Call to order: An annual board meeting of the Waters Edge Homeowners’ Association was held in Tip Seaman Park Meeting Room in Little Egg Harbor, NJ 08087 on March 26, 2022. The meeting convened at 10:00AM.

Board of Trustees

• President: Rick Videyko
• Treasurer: Fran DiDomenico
• Secretary: Jessica McMeans
• Trustee(s): Mark Targett – not present

Guest Speakers

• Little Egg Harbor Police Department: Captain Bezak

• Introduce Board Members
• Introduce LEH Police Captain Troy Bezak

 Open Discussion: All are thanked for attending & being members in good standing.

Unfinished business:

• Covid-19 Restructuring
  • Due to prior president’s (Pat Musto) need for unexpected leave & Phil Reed & John Mull’s retirement, HOA Committee left short handed and without access to financial records. Volunteer HOA Committee worked as quickly as possible to implement a new electronic billing, payment and notices system, as well as completed a rigorous process to have 3 signers on the bank account as opposed to one. T
  • Thank prior members for their time and dedication.
  • Due to restructuring and COVID-19 financial burdens did not charge 2021 dues

New business:

• Landscaping
  • Rick to take over from John Mull
• Budget –
• What does the HOA do?
  • HOA Members are unpaid volunteers who manage the following:
    • Landscaping
    • Accounts Payable: Landscaping, insurances, website, software fees, other small fees as needed (ex: American Flag for pole)
    • Issue good-standing letters for mortgages
    • Accounts Receivable: Annual dues, new owner dues
    • Manage & maintain website & software
    • Correspondence & Facebook (although not HOA responsibility)
  • Not traditional monthly paid HOA – we don’t dictate door colors, lawn maintenance, house maintenance, neighborhood conflicts etc.
• New Attorney
  • Mike Simmons – HOA to request attorney letter for HOA Website stating HOA responsibilities & ownership of lake liability
• Petitioned for new members. Urged the importance and welcomed the addition of new members.

Announcements:

• 2 New Members – Penny Martin & Sean McNally
